Which Orlando Vacation Resort Is Right for You?
Orlando has no shortage of vacation home communities, and that's part of the problem. Search for a week in Florida and you'll find dozens of gated resorts within a 30-minute drive of Walt Disney World, each with its own pool, its own amenities, and its own personality. Picking the wrong one doesn't ruin a trip, but picking the right one makes it.
Here's a plain-language guide to the communities we know best, so you can match your group to the right neighborhood before you book.
ChampionsGate
ChampionsGate sits just off I-4 in Davenport, about 15 minutes from Disney's main gate. The resort wraps around a 36-hole golf course, and the Oasis Club, the community's main amenity hub, has a lazy river, a water slide, a movie theater, and a full-service restaurant. It's a good fit for larger groups who want resort-level facilities without leaving the neighborhood.
Our homes here range from three-bedroom retreats to a nine-bathroom showpiece that sleeps 16. If your group wants a private pool plus access to a resort waterpark, this is the community to look at first.
Solterra Resort
Solterra is a gated community in Davenport with a clubhouse, a resort pool with a water slide, a fitness center, and tennis courts. The homes tend to be newer builds with open floor plans and south-facing pools that get sun most of the day. It's quieter than ChampionsGate and draws families who want a private pool at home and a resort pool a short walk away.
Our Solterra listing sleeps 10 and sits directly on the resort, a solid pick for a multi-family trip where the kids want a waterslide but the adults want their own space in the evenings.
Watersong Resort
Watersong is a gated community in Davenport with a clubhouse, a resort pool, and a fitness center. The homes are spacious, our listing has five bedrooms and sleeps 10, and the community is well-maintained and quiet. It's a reliable choice for groups who want a gated address with good amenities but don't need the scale of ChampionsGate.
Veranda Palms
Veranda Palms is a newer gated community in Kissimmee, closer to US-192 and the southern Disney entrance. The community has a clubhouse and pool, and the homes are well-spaced with private pools and conservation or lake views on many lots. It's a calmer setting than some of the larger resorts, which suits groups who want a proper house feel rather than a hotel-adjacent experience.
Our Veranda Palms home has four bedrooms, a private pool, and sleeps 10, a good size for two families traveling together.
Windsor at Westside
Windsor at Westside is one of the newer luxury resort communities near Disney, with a clubhouse, resort pool, splash pad, and sports courts. The homes are large and modern, and the community has a more upscale feel than most. If you're traveling with a big group and want the full resort experience, it's worth a look.

Solana Resort
Solana is a gated community in Davenport with a clubhouse, community pool, and a location that puts you close to both Disney and the US-27 corridor. The homes are a good size for mid-sized groups, and the community is well-established and popular with repeat visitors.

How to choose
A few questions that usually settle it:
- How many people are coming? Our homes sleep 6 to 16. Bigger groups often do better in ChampionsGate, Windsor at Westside, or a large Davenport home where there's room to spread out.
- Do the kids need a waterslide? ChampionsGate and Solterra both have resort pools with slides. A private pool is enough for most families, but if a waterslide is non-negotiable, those two communities deliver it.
- How close to Disney do you need to be? Most of our homes are 15 to 25 minutes from the Disney main gate. Kissimmee properties tend to be slightly closer; Davenport homes are a few minutes further but often quieter.
- What's your budget? Larger homes in resort communities carry a premium. If you want more bedrooms for the money, the smaller gated communities are usually the better deal.
